Damage Assessment Reports (DAS) are not considered Code Enforcement cases.
The purpose of a Damage Assessment Report is to document structures in Charlotte County that have been impacted by natural disasters (hurricanes, tornadoes, flooding), fires, or any other event that causes damage to a structure. DAS reports may apply to both commercial and residential structures.
A DAS allows the County to identify damage and determine whether further evaluation or permitting is necessary.
Similar to Charlotte County's process for addressing expired permits, the intent of the DAS process is to help ensure that structures within Charlotte County are safe and meet the requirements of the Florida Building Code and FEMA regulations.
An open DAS report is not actionable. No action is required by the seller solely because an open DAS exists on the property or because a real estate transaction is occurring.
The goal is to protect the safety of property owners, occupants, and the public while providing a consistent process for addressing structures affected by damaging events.
